Our role

Our distinctive capability is seeing how energy, compute, heat, water, agriculture, land, housing, industry, and public institutions affect one another—then establishing accountable entities and agreements to deliver the system.
We are not trying to make one company own a town. We coordinate the physical and economic architecture so operating companies, cooperatives, utilities, growers, businesses, communities, and public institutions can each hold a workable part of it.

That is a design test, not a slogan attached after the project is defined. Local capacity, public accountability, participation, housing, services, enterprise, and lasting infrastructure belong in the original system model.
This proposed GigaTown North Civic Thermal Park experience is one regional example, not a portfolio-wide site design. Hidden treatment and thermal systems remain governed by the current HeatCo Civic package.
What we are not
Integration without institutional overreach.
GigaTown Developments is not the government, every utility, every operating company, or every employer in the town.
Our role is to integrate the system and establish workable delivery boundaries—not to turn an entire community into a private subsidiary. Public assets require public accountability. Regulated services require the proper operator. Independent businesses retain their own judgment and risk.
